5. Ownership Responsibilities
For owner financing, the buyer assumes all property responsibilities—including taxes, assessments, and utilities—starting from the year that the downpayment is placed, and may take possession and start using the property immediately after the down payment is made.
The title will only be transferred once the property is fully paid, officially making it theirs.
For cash payments, the buyer assumes all responsibilities and may take possession immediately upon the payment, and the title transfer is completed once the payment is received in full.
